Hemlock Hill
In the late 1940's and early 1950's, a series of modern houses were designed on Hemlock Hill by the husband and wife Harvard-trained architecture team of Edgar and Margaret Hunter. The four original houses that were built were published in several journals, chief among them the 1953 November edition of The Architectural Record. 25 Hemlock Road was the fouth house built.

The Renovation
25 Hemlock Road was purchased by its current owners in 2022 with the intention of doing a full gut renovation and making it their family home. One of the owners is a structural engineer with three decades of building design and construction experience. He has spent the last three years splitting time between overseeing the house renovation from afar in New Zealand and working alongside a team of skilled tradesmen “on the tools.” When the home was purchased, it was almost entirely in its original state, having never been significantly altered or rehabilitated.
Scott Kitchen, AIA, a top-tier modern architect based in Miami and head of SKAD Studio was the architect of record for the renovation. He visited the site several times throughout the project working closely with the owners and construction team to ensure the ultimate success of the project.
The result of the renovation is a house that preserves the original design while reconstructing the house as an essentially new, modern, high-performance house. The building systems (electrical, plumbing, heating, ventilation and air conditioning) are all new. The property features a new well pump, a new site-specific water filtration system, and a new septic tank. New roofing, triple-pane windows and thermal insulation replaced materials that had served admirably but had reached the end of their service lives.
The original design and construction of the house survived virtually unchanged for 70 years. The intent of the renovation was to maintain the timeless design elements while making the house more comfortable, efficient and suited to modern life. Every material, building system and detail was exhaustively considered and ultimately selected to work practically, aesthetically and philosophically within the overall design ethos of the house. The house’s architects, Margaret and Edgar Hunter, deliberated every facet of the original design, and in the renovation every attempt was made to match their level of intention.
In 2025, rather than moving into the house themselves, the owners made the decision to make New Zealand their family's permanent residence. The house is ready for a new steward to add their own personal finishing touches and to complete the process of breathing new life into this 1953 mid-century modern gem.
The Architects

Edgar and Margaret Hunter
Edgar and Margaret Hunter are the architects responsible for the collection of modern houses located on Hemlock Road as well as dozens of other mid-century modern buildings throughout the Upper Valley and beyond. They were a married couple who trained at the Harvard Graduate School of Design in the 1940s alongside of the most notable modern architects of the time: Philip Johnson, Marcel Breur and Walter Gropius among them. Margaret was one of the first female students admitted to the program. Their work was recognized in many publications, and their designs have proven to be timeless.
Previous Owners
Prior to 2022, only two families had owned 25 Hemlock Road.
The house was designed and custom built for the original owners, Dr. Walter Lobitz and Betty Lobvitz. Dr. Lobvitz founded the Dermatology program at Dartmouth before moving to Portland Oregon to serve as the Department Chair at the University of Oregon Medical School. Dr. Lobitz was a giant of dermatology - an internationally renowned dermatologist, scientist and mentor.
In 1959 the Lobvitz's sold the house to Dr. Raymond Jackson and his wife Alice, and their family owned the house until 2022. Dr. Jackson served as the first full-time medical director of Dartmouth - a position he held in conjunction with his faculty position at what was then the Dartmouth Medical School. Alice was very active in the Upper Valley community, and there is a plaque commerorating her at the top of the Balch Hill Trail next to 25 Hemlock Road.
